Scope of Work:

Two story addition for breakfast room and master bathroom, expand front porch to side of house.

Surprises/Quirks/Restraints:

Town planning and zoning commission required variance to expand porch which was already within the front yard setback and for exceeding the building footprint limit.

Third floor bedroom suite's bathroom was within roof dormer in area of planned addition.

Ultimate removal of existing vinyl siding was not in original budget.

Solution:

Octagonal and gable forms of front facade are referenced in new addition. New gable roof form behind two story octagonal addition replaces dormer to accommodate volume of existing third floor bathroom.

Existing contemporary wood deck was removed as a trade off for new building footprint elsewhere on the property. The deck was replaced with a new, on grade stone terrace (not considered as building footprint).

Specialties:

Interior and exterior wood mouldings were replicated from the originals.

Existing clapboard/shingle siding and exterior trim were restored and/or replaced after the removal of the vinyl siding.

A portion of the new porch adjacent to the breakfast room was screen enclosed for seasonal use.
